We all know that Bangaloreans are bombarded with a wide choice of residential properties and it is a tough call when you have to choose. Of course each one has a preference for the location depending on their place of work, children school etc and also the constraints of the budget.

 

But for a moment think that you are not constrained by any of these and are free to look for the best. The following properties come to mind. The factors governing this choice are simple. 1) Calm and quiet neighborhood. 2) Elegance of the construction and aesthetics of the general ambience. 3) Value for money and last but not the least 4) future appreciation potential .Before we go into the list, kindly note that most of them are up-market properties and but there are some which are not really expensive today. We will start with flats and then go to villas and gated communities. No property in Central Bangalore (CBD) makes the grade because it is chaos all around them.

 

APARTMENT COMPLEXES

 

  1. L&T South city – Bannerghatta road: An overdose of space, air, greenery and aesthetics. Terrific value for money and built by one of the finest companies in the construction space.
  2. Prestige St John’s wood - Koramangala: One of the most convenient locations, wherever you work in Bangalore. Elegant, aesthetic, generous on space and HOT in the market ever since it was built.
  3. Raheja Residency - Koramangala: The old war horse. Like the evergreen southern superstars who command stardom despite being old.
  4. Sobha opal: If Jayanagar is Bangalore for you (it is for many original Bangaloreans), then how can you have anything better?
  5. Brigade Gardenia – JP Nagar 7th phase: Extremely generous on greenery, common spaces, aesthetics, superlative club facilities (can put many in-complex clubs to complete shame) and above all terrific value for money,  particularly so if you are constrained by budget.

 

VILLAS

 

1.      Adarsh palm meadows- Whitefield: The BIG “B” of Bangalore properties needs no introduction.

2.      Prestige Ozone - Whitefield: If “Palm meadows” is Big B, then this has to be King Khan.

3.      Adarsh Vista –Off airport road: You may be discouraged by the approach and the state of the security gate, but once you are in, it’s great. Moreover better value for money compared to the above two illustrious counterparts.

4.      Vaswani Bel air - Brookefields: Coziness and comfort, thy name is Vaswani bel-air.

5.      Sobha Malachite -Jakkur: Lack of greenery will be more thann made up by the layout plans, quality of construction and the future appreciation potential.

 

GATED/PLOTTED COMMUNITIES

 

1.      Eagleton golf course Mysore road: Uff, what do we say? Even if someone wants to replicate, where can he get 500 acres of land. Considering that he somehow gets it, at what cost can he deliver a 200 acre golf course and offer you verdant green views?

2.      Raheja Jade garden - Devanahalli: Clean & green campaigns start and end here. Add one of Bangalore’s best clubs- CLUB CABANA- as a bonus. Top it with phenomenal appreciation potential. If you are in the property market for investment with 3-5 year time-frame, then why not start here?

3.      Swiss & Hollywood town- Devanahalli: As sweet as the Swiss chocolates and as stylish as the latest Hollywood blockbuster. The PAGE 3 of Bangalore property.

4.      Rainbow residency –Sarjapur road: No special adjectives here. Fine layout for living. Period.

5.      Ferns city/paradise/habitat- Marathahalli ring road: Reflecting the fundamentals of layouts. Clean spaces for fine living with no great frills.

 

It is quite possible that you have not bought any of these when they were being sold by the builders. Then look at the following which are now under construction.

 

1)      Adarsh palm retreat- Sarjapur ring road: It will burn a big hole in your pocket but if it delivers even half of the integrated development the promoters envision, it will truly be a landmark.

2)      Nitesh Keybiscane –Devanahalli: If the next 3-5 years go as per plan for Devanahalli, this one is extremely strategic.

3)      Prestige Bougainvillae –Whitefield: If value for money is what you are looking for, then there is nothing that can be anywhere near.

4)      Brigade Gateway –Malleswaram: The dream project for Brigade group has the potential to satisfy your dreams too.

5)      Jain Farms -Sarjapur: Can you throw some money here annd forget it for 10 years? In 2017, you will find that 2007 was the year when you were at your logical best.
