Some time around the same time last year when we made this ranking for the first time and put it on most of the well known property websites, http://crorepatihomes.net/articles/best.htm we received huge response from all quarters describing it as a good attempt to give a reliable picture of the property scenario.

Enthused by this response, we venture to do the ranking for the second year in a row. As described last year, the parameters of ranking remain the same.1) 1) Calm and quiet neighborhood. 2) Elegance of the construction and aesthetics of the general ambience. 3) Value for money and last but not the least 4) Future appreciation potential. Again, the location of each  may not suit every individual because of their place of work and school for kids.

What we are adding this year is an analysis of the +ves and –ves of each of these, as hardly anything comes with all plusses and no minuses. Once more, we don’t consider central and CBD parts of Bangalore as we feel they don’t cut the mark on the parameters chosen for the ranking particularly calm and quiet neighbourhood.

APARTMENTS-PREMIUM:

The super premium variety costing Rs 15000/- per sft are not considered as this piece is not for the consumption of the top 1% of population.

1)      WINDMILLS OF YOUR MIND: WHITEFIELD. A look at the model flat and you will know that this has few parallels in terms of quality of construction, location and floor plans. –ves: King sized individual flats drive the otherwise reasonable per sft rate redundant.

2)      BEARY’S LAKE SIDE HABITAT: HEBBAL. Premium and happening location. Good construction and nice floor plans. –ves: Prices are too steep and if you are an investor, you are not left with much for appreciation.

3)      BRIGADE GATEWAY: MALLEAWARAM. Will define integrated enclaves in Bangalore once it is complete. –ves: You may be justified in wondering if they packed too much into a 40 acre plot, but we will have to wait for a definitive answer.

4)      BRIGADE PETUNIA: JAYANAGAR-BANASHANKARI. This one is a tribute to the forgotten- old Bangalore charm. Just can’t miss this if you like the Bangalore of 70s and 80s. –ves: Not close to your work place particularly if you are the Whitefield species.

5)      RAHEJA PEBBLE BAY: RMV2: A perfect meeting point of Premium and Budget and can meet the aspirations of both. Happening location. –ves: Can’t see any now. Let’s wait for the project to complete

 

APARTMENTS- BUDGET:

 

1)      GODREJ WOODSMAN ESTATE: HEBBAL: Scores purely in terms of location and appreciation potential. –ves: Being on a very busy national highway may curtail your cosy- home feelings.

2)      L& T SOUTH CITY: BANNERGHATTA ROAD. Still one of the best complexes to reside with vast open areas. –ves: Appreciation on Bannerghatta Rd limited due to over supply.

3)      PRESTIGE ST JOHNS WOOD: KORAMANGALA: Remains a very definitive favourite in terms of central location and general ambience. –ves: Nothing specific except for some of the flats with a slum-view.

4)      BRIGADE GARDENIA: JP NAGAR. A hot favourite in south Bangalore with budget crowds for the general ambience and upkeep. –ves: As is the case with Bannerghatta rd, too much supply in vicinity will stifle appreciation potential.

5)      PURVA REVIERA: MARATHAHALLI: Long ridiculed for being a shining example of what “concrete jungles” are, it has come into its own after completion and offers value on many aspects. –ves: You can be excused for still calling the entire area, comprising 3 other projects, a concrete jungle.

 

VILLAS

1)      ADARSH PALM MEADOWS: WHITEFIELD: Like the Big B, still lords over the villa market. –ves: If you are relocating to India to give your kids the native flavour, this place is NOT for you.

2)      PRESTIGE OZONE: WHITEFIELD: This King Khan is a close contender always trying to upstage the Big B. –ves: Quality of construction leaves a sour taste particularly when viewed from the cost-image perspective.

3)      WINDMILLS OF YOUR MIND: WHITEFIELD. These are row house and are not strictly villas. But that does not take anything away. –ves: It has both row-houses and flats and that may not appeal to some. But hey, the guy who bought the flat has paid more than you.

4)      SOBHA LIFESTYLE: DEVANAHALLI: A Palm Meadows in the making for the future. –ves: Even if you love it, in terms of pricing it is Love story-2050

5)      PRESTIGE GOLFSHIRE: NANDI HILLS: The only Golf-constructed Villa complex in the making in Bangalore as of now, if Nandi hills is Bangalore for you. –ves: Another Love story -2050 in pricing. Leaves you wondering, whether you are middle class or lower middle class.

 

GATED PLOTS

1)      EAGLETON GOLF COURSE: BIDADI: Check Prestige Golf shire pricing first and then come here. You will find that HEAVEN is selling at a steep discount. –ves: Bidadi is still to grab popular imagination as an investment-cum-residential option unlike Devanahalli.

2)      SWISS & HOLLYWOOD TOWN: DEVANAHALLI: Spells class and commitment. Excellent location. –ves: Nothing in specific.

3)      FERNS CITY/PARADISE/HABITAT: MARATHAHALLI: Go beyond their peers. Conveniently located and offer amenities of optimum standards. –ves: Be clear on the CMC-BBMP fundas.

4)      RAHEJA JADE GARDEN: DEVANAHALLI: Perfectly located to give you great appreciation. Offers great club facilities. –ves: Maintenance has been disappointing to say the least for a property of this standard.

5)      RAINBOW RESIDENCY: SARJAPUR RD: Another FERNS layout offering everything to an optimum level. –ves: Not as high on investment parameter as the other Ferns layouts in Marathahalli. Keep a watch on water situation in this belt.
